Mortgage Protection Insurance in Burbank

Mortgage protection insurance pays enough to cover what's left on your loan if you die during the term. We meet at a time you choose, give you realistic dates for each underwriting step, and tell you as soon as anything shifts.

When coverage tied to your loan is the right fit

This is a life policy designed around a single debt, the mortgage. Its face amount follows your loan balance, and its length usually lines up with the years left to pay. If you die before the loan is paid, the people sharing those payments are not left to cover them on their own.

Some policies are level and pay the same amount for the whole term. Others decrease as the balance falls, which can lower the premium. Many clients end up choosing a level term life policy instead, because the beneficiary receives the money directly and decides whether to pay off the loan or keep it. We lay out both so you can compare them calmly.

It tends to be the right call after a purchase or refinance, when a new loan is on the books and one or two incomes keep it current.

What we handle for you

A review of your loan details

We look at the balance, rate, remaining term and whether the loan is adjustable, then size coverage to match. A recent mortgage statement is all we need to start.

Level and decreasing options side by side

You see what each costs and what your beneficiary would receive early in the term, in the middle and near the end.

Beneficiary setup

We help you name who receives the money and explain why a person or trust, rather than the lender, is usually the better choice.

Optional riders, explained plainly

Some policies offer riders for disability or job loss that help with payments while you are alive. We show what each adds to the premium and what it actually covers, so nothing is sold to you by default.

Underwriting follow-through

If an exam is needed, we arrange it. We track records requests and keep you posted on where the file stands.

When mortgage protection is worth a look

  • You recently closed or refinanced

A new loan changes the numbers. A policy sized for your old balance may now fall short or expire too early.

  • Your income carries the payment

If your earnings cover most of the mortgage each month, coverage keeps that bill from landing on a spouse or partner.

  • All your coverage is through your job

Workplace coverage usually stops when you change employers, and it seldom comes close to a large loan balance.

  • Your lender keeps mailing policy offers

The offers that show up after closing are often priced without considering your health. Comparing them side by side shows whether another policy suits you better.

  • A relative is a co-signer

If a parent, sibling or partner signed the loan with you, coverage keeps them from being left with a payment they never expected to carry.

How the process runs, start to finish

  1. 1

A meeting at a time that works

We set a specific appointment window, often at your office or workplace during a break, anywhere in Burbank, Glendale or Pasadena. We arrive within that window. If our day runs long, we call ahead rather than leave you waiting.

  2. 2

    Your numbers and quote options

We go over the loan and a few health basics, then show quote options for level and decreasing coverage. You leave knowing the premium range and which policy fits.

  3. 3

    Application and underwriting

Some applications are decided on health questions alone. Others need a short paramedical exam and medical records, which takes longer. We give you a realistic range for your case up front and update you whenever the insurer asks for more.

  4. 4

    Policy delivery and review

Once the policy is approved, we walk through it with you, confirm the beneficiary and coverage amount, and note when to revisit it, such as after a refinance.

What drives the premium

Your premium reflects how much the insurer might pay and over how many years. Before you apply, we show how each decision affects the cost so the final figure holds no surprises. A phone call for your quote is an easy place to start.

What you owe and for how long
A bigger balance or a longer stretch to cover increases what the insurer might pay out, so the premium goes up too.
Decreasing versus level
Decreasing coverage tends to be cheaper since the benefit drops along with the loan. Level coverage costs more but keeps its full amount through the entire term.
Age and health record
The insurer sets your price mostly by your age at application and what your records show, so applying earlier usually means a better rate. Nicotine use, high blood pressure readings or certain chronic conditions can raise the premium or limit which policies you can get.
Add-ons and the exam question
Riders for disability or job loss increase the cost. Simplified-issue policies need no exam but frequently cost more than fully underwritten ones.

Common questions about mortgage protection

Something not covered here? (818) 600-9452

Is this the same as the PMI my lender charges?

No. PMI, or private mortgage insurance, protects the lender if you stop paying. Mortgage protection is life coverage for the family you leave behind. Many of the clients we meet have paid PMI for years with nothing set aside for their family.

Who receives the payout, the bank or my family?

On the policies we generally suggest, the benefit goes to the person or trust you name. They choose what to do with it: pay off the loan at once, or keep paying monthly and use the money for living expenses, school or savings. Some policies sold through lenders pay the lender instead, so check that before signing.

When does coverage start?

That depends on the policy and your health. Simplified policies can be approved fairly fast, while fully underwritten ones that need an exam and records take more time. We give you a realistic window up front and let you know immediately if the insurer's schedule moves.

What if I refinance or sell the house?

You own the policy, not the loan, so it remains in force as long as premiums are paid. After a refinance we can confirm the amount and term still match. If you sell, you can keep it, lower it or cancel it.

Is plain term life a better choice?

For a lot of clients, a term life policy matched to the loan does the same work and offers more flexibility. Mortgage protection can be the better pick if a payment rider or simplified approval is important to you. Our Term Life Insurance page explains that route, and we compare the two when we meet.
